Estate agent alternatives · A decision guide
WHOMA vs Netanagent
Both WHOMA and Netanagent support comparing estate agent proposals. Netanagent describes sales and lettings quotes with valuation requests; WHOMA connects a common seller brief to a proposal window, shortlist, appointment and sale milestones, with selective seller access.
Consider Netanagent when…
You want to compare sales or lettings fee and service proposals and arrange valuations from local or online agencies.
Consider WHOMA when…
You want an individual agent’s professional context and one structured residential-sale brief to carry through proposals and appointment, subject to access.

Read the scope as well as the feature. WHOMA’s current access limits apply throughout; competitor entries describe the sources linked beside them.
- Choosing an agent
- Netanagent
Compare sales or lettings proposals from local high-street and online agencies, request valuations, then choose an agent. Quotes may be instant or take up to 48 hours. Source 1
WHOMAIndividual professional profiles and a seller brief, followed by a proposal window, structured proposals, a shortlist and appointment. Seller access is selective.
- Fees and services
- Netanagent
Consumer comparison is described as free; proposal fees and services vary by agency. Its agent portal publishes referral charges, distinct from the seller’s agency fee. Source 4
WHOMAProposal fields put fees, services, plans and timing into a common format. Confirm access and applicable terms with WHOMA; this article is not a price quote.
- Contact and communication
- Netanagent
The FAQ explains limited details for quoting agents, contact details on selection and a possible partner-introduction exception. Check the current form and terms together. Source 1
WHOMAPrivate contact details stay off public profiles. Marketplace messages are gated by the relevant relationship and appointment decision.
- After appointment
- Netanagent
The published workflow includes choosing who markets the property. A shared milestone workflow equivalent to WHOMA’s has not been verified from these sources. Source 2
WHOMASale milestones and gated messages connect the appointment to next steps. These seller workflows have selective access.
- AI and compliance
- Netanagent
The reviewed consumer pages do not verify a comparable compliance preparation chat. That is not evidence that Netanagent has no AI or compliance services. Source 2
WHOMAEligible signed-in estate agents can use the enabled Compliance Agent preparation pilot: chat, reviewed excerpts and explicitly requested editable text drafts. It does not run AML checks, approve compliance or send agreements.
- Coverage and access
- Netanagent
Sales and lettings agency comparison are publicly offered. Actual quotes depend on property details and participating agents. Source 2
WHOMAAgent-first onboarding with selective seller access. The Compliance chat pilot focuses on England and Wales residential sale instructions; Scotland and Northern Ireland require specialist processes.
Proposal comparison is shared ground
Netanagent is not simply a directory. Its published workflow includes property details, fee and service proposals, valuation requests and a choice of agent. WHOMA should be evaluated on the particular brief, proposal format, professional profile and subsequent workflow it offers, rather than on a claim that only WHOMA lets agents compete.
Netanagent’s FAQ describes quotes that are instant or arrive within 48 hours and selecting up to three agents for valuations. WHOMA uses a proposal window attached to the seller’s instruction. Neither approach removes the need for agents to understand the property before confirming their offer.
Compare the same service, not just two percentages
With fictional proposals, one agent might include accompanied viewings and another might price them separately. Ask both to spell out photography, floor plans, listing channels, viewings, negotiation and progress updates. Compare the total including VAT and any minimum fee, then review the actual contract.
A lower advertised rate is not evidence of a lower total cost or better outcome. WHOMA’s common proposal format helps make differences visible, but does not guarantee that a proposal is complete, that an agent will accept changed instructions or that a sale will complete.
Read the contact-sharing conditions before requesting quotes
Netanagent’s FAQ describes limited information reaching quoting agents and full contact details reaching selected agents. It also describes an exception involving partner introductions when fewer than three agents have been selected. The terms also describe this exception for sales and lettings, so check the current consent and terms before submitting.
The practical question is when you want contact and from whom. On WHOMA, public profile privacy and marketplace messaging gates are separate protections. Those controls should not be interpreted as a blanket claim that one service is more private in every circumstance.
WHOMA today
Professional context. Structured decisions. Preparation for review.
WHOMA centres the individual estate agent’s professional profile. Its seller workflow connects a brief, a proposal window, comparable proposals, a shortlist and appointment to gated messages and sale milestones. Seller access is selective: check availability before relying on it for your move.
WHOMA’s Compliance Agent helps eligible estate agents organise instruction details, identify missing information and prepare summaries, checklists and reviewer questions. Reviewed PDF, DOCX or TXT excerpts can be sent in chat; document drafts require an explicit request and can be edited and downloaded as text. Private history and an optional next-day in-app follow-up support returning to the work. This is preparation for human review: the full case workflow, live AML checks, agreement sending and unattended case execution are not enabled. The pilot focuses on England and Wales residential sale instructions; Scotland and Northern Ireland need their own specialist process.
Sources and what remains unverified
The FAQ and terms disclose possible partner introductions if fewer than three agents are selected. We have not submitted a lead or tested that exception. We omit a definitive agent referral-price comparison because contract scope and the seller’s agency charges are separate questions.
